# Xactimate Labor Minimums: What "Labor Minimums Applied" Means on a Water Loss

A labor minimum in Xactimate is the smallest amount of labor a given trade will charge to show up, set up, perform the work, and pack out, and when an estimate contains less labor than that for a trade, Xactimate adds the difference as a post-estimate adjustment. The line reading "labor minimums applied" near the bottom of an estimate is that adjustment. Water losses generate more of these adjustments than any other claim type, because a single wet bathroom touches five or six separate trades and each one carries its own minimum.

## How the adjustment is calculated

Xactimate takes the trade's defined labor minimum, subtracts the labor already sitting inside that trade's line items, and posts the remainder as an adjustment at the end of the estimate.

Verisk's own published example: an estimator adds DRY1/2 at a quantity of 4 square feet. The drywall labor minimum is $166.18. The 4 square feet of DRY1/2 carries $3.96 of drywall labor. Xactimate adds a minimum adjustment for drywall labor of $162.22.

The adjustment fires once per trade across the estimate, not once per room. Adding a second drywall patch in a different room does not produce a second drywall adjustment. It reduces the existing one, because the labor inside that new line item counts toward the same minimum.

Automated application of minimum charges arrived in Xactimate 28. Before that, they existed only as line items an estimator added by hand.

## Why water losses stack up minimums

A repair scope on one wet bathroom typically includes:

- Drywall replacement above the flood cut (drywall trade)
- R-13 batt insulation in the opened cavity (insulation trade)
- Baseboard replacement (finish carpentry trade)
- Texture and paint on the repaired wall (painting trade)
- Sheet vinyl or tile replacement (floor covering trade)
- Detach and reset of the commode and vanity (plumbing trade)

Six trades, each with a few square feet or linear feet of work, each below its own minimum. That produces six adjustments on a scope where the raw line item total might be under a thousand dollars, and it is a common reason a small water loss estimate looks disproportionately expensive next to its line item subtotal. Six tradespeople cannot each drive to a bathroom, unload, perform twenty minutes of work, and leave for the price of twenty minutes, which is what the adjustments correct for.

## Three ways to satisfy a minimum

**Standard line items plus the automatic adjustment.** Add DRY1/2, PNTSP, and the rest at real quantities and let Xactimate post the shortfall at the end.

**MN line items.** Codes ending in MN (DRYMN, PNTMN) contain the minimum amount of labor for that trade. Adding one satisfies the minimum directly, so no post-estimate adjustment appears.

**MNRP line items.** Codes ending in MNRP (DRYMNRP, PNTMNRP) contain both the minimum labor and a minimum quantity of material. These also cancel the post-estimate adjustment.

All three land in roughly the same place on total. The difference is how the estimate reads on review. An adjuster who balks at a block of adjustments at the bottom of an estimate will often accept the same money as MN line items inside the scope, sitting next to the work each one covers.

## Re-associating instead of zeroing out

When one person is genuinely doing two trades' work, the minimum should move, not disappear.

The example Verisk documents involves a half bath: the commode, sink, and vanity detach and reset default to the plumbing trade, which triggers a plumbing labor minimum. If the flooring installer is the one pulling the commode to lay the vinyl, the estimator re-associates those line items with the floor covering labor minimum. That labor then counts toward floor covering's base calculation, and the plumbing minimum resolves on its own.

Verisk calls the alternative, simply zeroing out the value of the minimum adjustment, the "less accurate method." A re-associated line item shows the reviewer where the labor went. A zeroed adjustment shows money removed and pulls that labor out of the base calculation entirely, which can leave the remaining trade short.

This comes up constantly on restoration work, because the technician who pulls the wet baseboard is frequently the same one who detaches the vanity.

## Turning minimums on in X1

Per line item: open the Estimate items tab, select Labor minimums, and check the Apply? box for each minimum listed. The Base amount can be edited by double-clicking the current value.

As a default for every estimate: from the Project dashboard, go to Preferences > Pricing and check Apply Labor Minimums.

Leaving the setting off and hand-adding MN codes from memory produces inconsistent billing across a year of small losses.

## Material minimums work differently

Verisk assumes a contractor patching two square feet of drywall uses scrap from a previous job rather than buying a fresh sheet, so standard line items carry only the material quantity the repair actually needs. Paint is the common exception, because most colors are custom mixed and a minimum purchasable quantity has to be bought and left on site. For paint, either raise the quantity on the standard line item to the minimum purchasable amount or use the MNRP code, which already includes it.

## Labor minimums versus the labor efficiency tier

These settings move in opposite directions. Labor minimums raise the floor on small jobs. The labor efficiency tier changes assumed crew productivity based on jobsite conditions, and moving from the restoration tier toward the rebuild tier lowers labor across the estimate. A mitigation and repair job in an occupied house belongs in Restoration/Remodel/Service. Confirm the tier before arguing about a minimum.
