Xactimate Debris Removal on a Water Loss: Which Code Pays for the Dumpster

DMO PU and DMO DUMP are the Xactimate debris removal codes on a water loss. The WTR tear-out codes stop at the bagged pile, so the haul and the dump fee need their own line.

Debris removal on a water loss is billed with DMO PU, described as haul debris per pickup truck load including dump fees, or DMO DUMP, described as a dumpster load of approximately 20 yards and 4 tons of debris. The WTR tear-out codes pay to remove the wet material, bag it, and carry it out of the structure. They do not pay the tipping fee and they do not pay for the trip to the landfill.

Most mitigation estimates that come back short on disposal are short for that reason. The tear-out quantities are right, the equipment days are right, and the only thing missing is the line that moves the pile off the property.

What the WTR tear-out codes actually cover

WTR DRYW covers the labor to remove and bag wet drywall, including the screws, plus cleanup of the drywall residue. WTR INS includes bagging. WTR TRI does not, and the M variant, WTR TRIM, is the version that adds it.

Every one of those descriptions stops at the same point. The material is off the wall, in a bag, and stacked in the driveway. Nothing in the WTR category moves that stack off the property or pays the facility that takes it.

The two disposal codes

DMO PU is haul debris, per pickup truck load, including dump fees. The dump fee sits inside the unit price, so there is no separate tipping fee line to add on top of it.

A full-size pickup with a 6.5 foot bed holds roughly 2 cubic yards level full. An 8 foot bed holds 2.5 to 3. That volume is the unit being billed, so the load count on the estimate has to match the number of loads that actually left the site.

DMO DUMP is a dumpster load, approximately 20 yards and 4 tons of debris, also billed per load.

That description carries two limits, a volume limit and a weight limit, and on a water loss the weight limit binds first. Dumpster suppliers publish roughly 400 pounds per cubic yard for dry gypsum board and close to 1,000 pounds per cubic yard for mixed construction debris. Twenty cubic yards of dry drywall is 8,000 pounds, which is the 4 ton figure in the code description exactly. Wet drywall weighs more than dry drywall. A container loaded with saturated gypsum and soaked carpet pad hits the weight limit before it hits the fill line, and the overage arrives as a surcharge on the scale ticket that one DMO DUMP line does not cover.

Picking between them

Most single-room water losses never fill a 20 yard box. A 2 foot flood cut across 52 linear feet of wall produces 104 square feet of half inch drywall, which is about 4.3 cubic feet of material before it bulks up in the bag. Add the carpet, the pad, 52 linear feet of baseboard, and the wet batt insulation behind the cut, and a typical one-room tear-out is one or two pickup loads.

The math changes on whole-floor losses and on Category 3. Cat 3 porous material is discarded rather than dried in place, so the drywall, the pad, the carpet, and often the cabinet toe kicks all become debris instead of restorable material. Those are the jobs where a 20 yard container is the correct call.

Putting DMO DUMP on a job that produced two bags and a roll of pad is one of the easier things for a reviewer to reverse, because the site photos show what came out.

Three ways the debris line gets reversed

  1. Both codes covering the same debris. DMO PU and DMO DUMP on the same estimate, against the same material, with nothing explaining the overlap. If both are legitimate, because the first loads went out before the container was delivered, put that in an F9 note on the line.

  2. A container stacked on a code that already includes haul-off. Some trade codes are written all-inclusive, with removal labor, haul, and dump fees inside the unit price. Others include removal labor only. This one bites most often on losses that also touch a roof, or when a macro built for a roof job gets loaded onto a water file. Read the description on every removal line before adding a disposal line.

  3. One container split across several jobs. A roll-off parked for a week serving three files cannot carry a full DMO DUMP on each. Prorate it, or assign it to the file that generated the volume.

Documenting it so it survives review

Three items carry a debris line through an audit:

  • Photos of the loaded container or the loaded truck bed, taken on site before it leaves
  • The scale ticket or dump receipt, showing date, weight, and facility
  • An F9 note on the line stating what went into it and which rooms it came from

The weight printed on a scale ticket is the only independent record of how much material came out of the building. It is also the fastest way to defend a second load when a reviewer proposes cutting back to one.

Frequently Asked Questions

What is the Xactimate code for a dumpster?

DMO DUMP. The description reads "Dumpster Load, Approx 20 yards, 4 tons of debris" and it is billed per load. For smaller volumes, DMO PU covers hauling debris by the pickup truck load with dump fees included in the price.

Does the Xactimate drywall removal line item include the dump fee?

No. WTR DRYW covers removing the wet drywall, bagging it with the screws, and cleaning up the residue. Getting that bagged material off the property and paying the facility requires a separate DMO PU or DMO DUMP line.

How many debris loads should go on a water damage estimate?

As many as actually left the property, backed by dump tickets. A full-size pickup bed holds about 2 cubic yards level full, so a single-room tear-out usually lands at one or two DMO PU loads. Whole-floor and Category 3 jobs are where a 20 yard container becomes the right call.

Can debris removal be billed on a mitigation-only invoice?

Yes. The material came out of the building during mitigation, so the disposal belongs on the mitigation invoice rather than the rebuild estimate. Holding it for the repair scope is a common way it gets dropped from both.
