Water Damaged Kitchen Cabinets and Insurance: When to Dry in Place vs Tear Out
How to decide whether water damaged kitchen cabinets get dried in place, detached and reset, or torn out, plus the Xactimate WTR cabinet codes and documentation for each path.
Water damaged kitchen cabinets can be dried in place when the boxes are plywood or solid wood, the water is Category 1 or 2, and the wall and floor behind them can reach the dry standard with the cabinets installed. When the box is particleboard or MDF that has already swollen, when the water is Category 3, or when wet insulation sits behind the run, the cabinets get detached or torn out, and each path carries its own Xactimate WTR codes and documentation.
The cabinet call drives most of the kitchen scope, because pulling a base run also means detaching the countertop, backsplash, sink, and dishwasher. An adjuster who sees WTR CABLOW with no readings or photos behind it will push the file back to dry in place.
Three questions that decide the path
1. What is the cabinet box made of?
Plywood and solid wood boxes give water back as they dry and usually return close to their original dimension. Particleboard and MDF are wood fiber held together with adhesive, and once the fiber swells the panel stays swollen. Check the side panels and cabinet floor at the bottom edge, where water wicks first. A swollen edge, lifting melamine, or bubbling thermofoil on a particleboard box means the box is a loss no matter how dry it eventually reads.
2. What category is the water?
A dishwasher supply line or ice maker leak is typically Category 1. A dishwasher drain backup or sink overflow is Category 2 at minimum. A sewage backup through the sink or floor drain is Category 3, and the IICRC S500 standard treats porous materials contaminated by Category 3 water as materials to remove rather than clean and dry. The cabinet floor and the unfinished back panel are porous. Category 1 water left sitting for 48 to 72 hours can degrade, so note the elapsed time on any leak found after a weekend away.
3. Can the wall and floor behind the cabinets dry with the cabinets installed?
Kitchen base runs usually sit on at least one exterior wall. If that wall holds wet insulation, the insulation has to come out, and the cabinets in front of it come off first. The same applies when wet hardwood or laminate running under the cabinets is being removed. An uninsulated interior partition over a plywood subfloor can usually be dried with the boxes in place.
How to dry base cabinets in place
- Pull the contents from the base cabinets and photograph the empty boxes.
- Remove the toe kick to expose the space under the cabinet floor, usually the wettest point in the kitchen.
- Where the toe kick is integral to the box, drill small holes through its face so airflow can reach the cavity.
- Open the doors and drawers and direct air into the box and the cavity below it, or connect an injection drying system to push dry air under the cabinet floor.
- Take readings on the cabinet floor, the wall behind the box, and the subfloor under the toe kick every day, and log them against an unaffected reference in the same kitchen.
- Reinstall or replace the toe kick once the readings hit the dry standard.
Readings that stop falling for two days are the signal to escalate to detach and reset rather than keep billing equipment days on a cavity that is not drying.
The Xactimate codes for each path
Dry in place
- WTR PLYTK: tear out toe kick and bag for disposal.
- WTR PLYTKS: the same tear out on a Category 3 loss.
- Content manipulation for emptying the boxes, plus the standard WTR DRY, WTR DHM, and WTR EQ lines for the drying itself.
Detach and reset
- WTR CABLWD: cabinet, lower (base) unit, detach. The upper, full height, and vanity equivalents are WTR CABUPD, WTR CABFHD, and WTR CABVND.
- WTR CABLDS: lower cabinet detach with shoring, which includes the material and labor to brace the countertop in place while the base boxes come out. A 2020 Cleanfax report on the code priced it at $22.77 per linear foot against $15.21 for a plain detach, with an allowance of about 11 LF of 2x4 per 20 LF of cabinet.
- WTR CTFLD, WTR CTPFD, WTR CTSSD: countertop detach for flat laid laminate, post formed laminate, and solid surface or granite, when the top comes off instead of being shored.
- WTR CTFBSD: backsplash detach.
- WTR SNKD, WTR SNKDD, WTR DWD: single bowl sink, double bowl sink, and dishwasher detach.
Adding an A to most of these selectors (WTR CABLWDA, WTR CTSSDA) bills the after hours version.
Tear out
- WTR CABLOW, WTR CABUP, WTR CABFH, WTR CABVAN, WTR CABVNC: tear out lower, upper, full height, vanity, and vanity with countertop.
- WTR CTFL, WTR CTPF, WTR CTSS: countertop tear out by material.
Tearing out a base cabinet removes its toe kick with it, so WTR PLYTK on the same linear feet as WTR CABLOW reads as a duplicate and gets removed in review. Shoring a granite top with WTR CABLDS usually costs less than detaching and resetting it, with less breakage risk.
Documentation that gets cabinet removal approved
Many carriers require adjuster approval before cabinets are removed. Get it in writing and reference the adjuster name and date in the F9 note on the cabinet line. The file also needs:
- Moisture readings on the cabinet floor and the wall behind it, compared to the dry standard, with the dates showing the readings stalled if dry in place was attempted first.
- A photo with a tape measure against any swollen panel edge.
- A photo of the core material at an exposed edge.
- The water source and category recorded on day one.
- Thermal images of the wall behind the run if wet insulation is the reason for removal.
